Fair questions, straight answers
Is the first unit really free?
Yes. One rentable unit is free for as long as you want it — there is no trial to expire and no card to enter. A single-family home is one unit, so it stays free.
What happens when I add a second unit?
Your account becomes $5 a month in total — not $5 per unit. You are told the price and asked to confirm before the second unit is created, so a duplex is $5 a month altogether.
What happens when I add a third unit?
Start holds a maximum of two units, so a third needs Grow at $10 a month or $100 a year, which covers unlimited units — a duplex fits on Start, a triplex needs Grow. Nothing you already entered is lost when you upgrade.
Are tenants charged a subscription?
No. Tenants and vendors use Rental Tracker free, always — the portal, maintenance, messages, and documents included.
Are there payment-processing fees?
Subscription prices exclude payment-processing, tenant-screening, and optional third-party service fees. Any applicable fee, and who pays it, is shown before the transaction is authorized.
Can tenants use Rental Tracker in Spanish?
Yes. The entire product ships in English and Spanish, and every person chooses their own — your tenant can read their lease in Spanish while you work in English.
Can I cancel anytime?
Yes. Cancellation takes effect at the end of the period you have already paid for, and then you drop back to the free plan rather than being locked out.
What happens to my data if I downgrade?
Nothing is deleted. Features that belong to Grow stop being available, but the records behind them — documents, messages, maintenance history — stay in your account and come back if you upgrade again.
Are electronic signatures included?
Electronic signatures are part of Grow. Every signature records who signed, when, and from where, attached permanently to the document on the lease.
Is Rental Tracker a property-management company?
No. Rental Tracker is software you use to manage your own rentals. We are not a property manager, broker, or landlord, and we do not give legal, tax, or financial advice.
